Terms and Conditions

This is an English translation of our Czech terms and conditions. If the two versions differ, the Czech version prevails.

These terms summarise how living in Spolubydlim shared flats in Brno and Olomouc works — from your first enquiry to moving out. The details of your stay are always set by the co-living agreement we sign together; where it differs from these terms, the agreement prevails.

1. Who we are

The landlord is Czech Suite s.r.o., company reg. no. (IČO) 21374929, registered office Grohova 105/8, Veveří, 602 00 Brno, Czech Republic, entered in the Commercial Register kept by the Regional Court in Brno, file no. C 138642. The landlord is represented by the head flat manager (the “manager”). Contact: magda@spolubydlim.cz, +420 731 859 298.

2. What we offer

We offer rooms in shared, furnished flats. Your agreement specifies your room, and you may also use all common areas and appliances in the flat. A self-contained (non-walk-through) room is for your use only and you can lock it. In a walk-through room, you need to let your flatmates pass through to the other rooms.

3. Enquiries and viewings

You can ask about a free room through the form on our website, on WhatsApp, by phone or by e-mail. We will get back to you and arrange a viewing, which is free and with no obligation. Neither an enquiry nor a viewing reserves a room — your stay only begins once the agreement is signed.

4. Co-living agreement

We sign a written co-living agreement with every flatmate. We prepare it electronically and each party receives a signed copy in electronic form. Among other things, the agreement states the address of the flat and the room number, the start and end of your stay, the monthly fee, the amount of the deposit, and the bank account number with a variable symbol (payment reference).

The agreement is concluded for a fixed term. If you want to stay longer, let the manager know no later than 60 days before the agreement ends and we will arrange an extension.

5. Price and payments

You pay a monthly co-living fee. Its amount and due date are stated in your agreement. You pay by bank transfer to the account stated in the agreement, using the variable symbol assigned to you.

The fee includes electricity, water and sewage, gas, heating and internet. If a flatmate significantly overuses services or energy, the manager may charge the difference between actual and normal consumption; if there are several such flatmates in the flat, the difference is split equally.

6. Deposit

A refundable deposit is paid within 3 days of signing the agreement; we will tell you the amount for the specific room before you sign. We return the deposit within 60 days of the room being handed back, in the same amount as it was paid (without interest). We can only reduce it by what you owe us on that day — for example unpaid payments, contractual penalties or the cost of repairing damage beyond normal wear and tear.

7. House rules

  • The flat is for living only, and you use it properly and with care.
  • No smoking in the flat, and no using or keeping drugs there; excessive drinking in the flat is not OK either. Breaking this rule is a serious breach of the agreement.
  • You may not sublet your room or let other people live in it without the manager’s written consent. If you want someone else to live with you (a partner, for example), talk to the manager first — they will decide and may charge additional costs.
  • You keep your room and the common areas clean and take part in shared cleaning according to the flat’s rules. You must not unreasonably disturb your flatmates.
  • Do not make building alterations or other substantial changes to the flat without the manager’s consent.
  • Pets are only allowed with the manager’s prior consent. The monthly fee then increases by CZK 300 for a small animal (e.g. a hamster) and by CZK 1,500 for a larger one (e.g. a cat or dog).
  • The manager or a person authorised by them may enter the flat or your room after prior notice, for example for an inspection, a meter reading or to check a fault.

8. Repairs and maintenance

Minor repairs and routine maintenance (e.g. replacing light bulbs or minor repairs to appliances) are paid for by the flatmates. Report the need for larger repairs, which are the landlord’s responsibility, to the manager without undue delay and allow them to be carried out. Damage caused by you or your visitors must be put right at your own expense; if this does not happen even after a reminder, the manager will arrange the repair at your cost.

The landlord is not liable for personal belongings of flatmates and their visitors kept in the flat or the building — we recommend insuring them.

9. Late payments and contractual penalties

If a payment does not arrive on time, we will remind you by e-mail, phone or text message. The agreement sets the following contractual penalties for breaches of obligations (payment penalties do not apply in your first month):

  • fee paid after the due date: CZK 200,
  • fee still unpaid 7 days after the due date: CZK 1,000,
  • keys not returned by 1 pm on the handover day: CZK 1,500,
  • room not handed back in proper condition: CZK 1,500,
  • repeated breaches of the house rules (cleaning, noise…) even after a warning: CZK 500.

Interest on late payment is also charged on any amount owed, at the rate set in the agreement. If the fee remains unpaid 15 days after the due date despite repeated reminders, the landlord may terminate the agreement for serious breach.

10. Ending your stay

The agreement ends when its fixed term expires. You can end it early in writing:

  • on the statutory grounds under Section 2287 of the Czech Civil Code, or
  • if, after agreeing with the manager, you find a replacement — a new flatmate whom the manager approves and who signs their own agreement. You keep paying the fee until the new flatmate pays their first one. Finding a replacement (advertising, viewings, passing on information) is up to you, but we are happy to help with advice.

The landlord may end your stay on the grounds stated in the agreement, always with a reasonable notice period so you have time to move out calmly; in the case of a serious breach of the agreement, with immediate effect.

11. Moving out

On the last day of the agreement you hand back the room by 1 pm at the latest — cleared, clean, with no personal belongings, with all keys and in a condition corresponding to normal wear and tear. Belongings left in the flat will be stored by the manager at your expense; if you do not collect them within 10 days, the manager may sell them and set the proceeds off against any debts (returning the rest to you), or dispose of items of negligible value.

12. Confirmations and other services

The manager will provide a confirmation of accommodation (e.g. for foreign nationals’ residence) or consent to use the address for permanent residence or a registered business address on request.

13. Complaints and dispute resolution

If you are unhappy with anything, write to us at magda@spolubydlim.cz — we will deal with your complaint without undue delay and within 30 days at the latest. If a dispute cannot be resolved by agreement, as a consumer you can file a proposal for out-of-court dispute resolution with the Czech Trade Inspection Authority (adr.coi.cz). This does not affect your right to go to court.

14. Final provisions

Our relationship is governed by Czech law, in particular the Civil Code (Act No. 89/2012 Coll.). The agreement can only be changed by written agreement. We may update these terms; for agreements already signed, the wording of the agreement applies. These terms are effective from 10 October 2026.
